Why an empty Florida home needs watching
A lot of homeowner policies will not cover a home that has been unoccupied for over 30 days. It is worth reading yours before you head north. A slow supply line leak behind a wall for six weeks is a very different repair than one caught on the first visit.
Then there is the rest of it. Humidity with the air off, a failed AC drain line, a screen torn in a summer storm, a package sitting on the porch advertising that nobody is home. These are the things we catch.

How often should a seasonal home be checked in Florida?
Every one to two weeks is the common schedule for an unoccupied Florida home, and many insurance policies expect regular checks. Weekly is worth it during hurricane season and for homes with older plumbing or AC.
Will my insurance cover a home that sits empty?
Many homeowner policies limit or exclude coverage once a home has been unoccupied for more than 30 days. Check the vacancy clause in your specific policy. Documented regular checks are one of the things carriers look for.
Do you send a report after each visit?
Yes. You get a note after every visit, and photos whenever there is something you need to see. You will know what we found before you have to ask.
Can you get the house ready before we come back?
Yes. We turn on the water, set the air to a comfortable temperature, wash the bed linens, and clean the home so it is ready the day you arrive. Give us your return date and we work backward from it.
